Supporting SeaSpace with launch of Cornwall's first coastal aparthotel

Ashfords recently advised SeaSpace on their new coastal aparthotel. SeaSpace, which opened on 18 October 2024, is Cornwall’s first coastal aparthotel.

A brand-new set up with apartments, a bar, restaurant and health club, it also boasts a five-court padel tennis club with three doubles courts and two dedicated singles courts, making this the biggest padel tennis club in Devon and Cornwall. SeaSpace is part of the Watergate Bay group of companies.

Ashfords' construction and real estate teams were involved in the venture. SeaSpace were fortunate to have John Saville, real estate legal director, negotiating leases for the aforementioned padel courts and Tom Phipps, a consultant in our commercial team, overseeing operating agreements for the provision of bar and restaurant facilities at the aparthotel and negotiating required service standards. 

In addition, our construction team, led by partner Laura Reeve and associate Lois Putnam, drafted, negotiated and advised on the professional consultant appointments and construction management trade contracts required to facilitate the extensive renovation and refurbishment project.

The usual tight deadlines were in evidence, given the imminent opening, and we are pleased to have provided a great multi-discipline service to SeaSpace to enable them to open in a timely fashion.

SeaSpace CEO Ben Harper says:
“The aparthotel is proven in urban environments and it has been a long-held vision to translate this into a coastal environment. We’ve written a new chapter for this former seaside hotel and that’s a great privilege. With a brand designed to scale, we’re keen to seize the opportunity to do this in other markets around the UK coastline.”
