Biography

Amelia is an associate in the property disputes team, acting for both landlord and tenant clients, as well as local authorities and registered providers of social housing.

Amelia advises on a range of contentious commercial and residential property matters, including breaches of covenant, service charge disputes, statutory process to recover service charges in excess of £250 per leaseholder (section 20 consultation), possession claims, professional negligence, adverse possession and forfeiture. Amelia has particular experience on advising on co-ownership claims pursuant to the Trusts of Land and Appointment of Trustees Act 1996 (TOLATA).

Amelia qualified as a Chartered Legal Executive in 2021 before cross-qualifying to become a solicitor in 2023. 

Relevant experience

  • Private client: Acting for a client in a co-ownership dispute, attending mediation (without counsel) and successfully settling  the dispute before Court proceedings were used. 
  • Private clients (various): Advising clients on their beneficial interests in property and steps that can be taken including making an application to the Court pursuant to the Trusts of Land and Appointment of Trustees Act 1996 (TOLATA) 
  • Private client: Assisting in enforcing the terms of a residential long lease where the landlord refused to carry out structural works. 
  • Private clients (various): Acting in a professional negligence claim against former solicitors. 
  • Commercial Landlord: Advising on a leaseholder’s service charge obligations under the lease. 
  • Commercial Landlord: Advising a residential freehold owner on the statutory process to recover service charges in excess of £250 per leaseholder
  • Commercial client: Defending a claim for alleged breach of repairing obligations in a commercial lease where the client was the freeholder.
