Biography
Bryoney is an associate in the Real Estate Team, specialising in development projects and regeneration projects.
Bryoney advises a diverse range of clients, including individual landowners and public sector clients, on a wide range of Real Estate matters, including easements and releases; acquisition and disposal; overage; option agreements and conditional contracts; and providing solutions for title issues.
She predominantly works with developers on both the acquisition of land for residential and commercial development and the on-going management of such land including the necessary easements and disposals to put in place service media and affordable housing disposals, working alongside with colleagues in our Planning Team and our plot sales team.
Bryoney trained at Ashfords before qualifying and was a paralegal in the Real Estate before commencing her training contract.
Bryoney is a committee member of Ashfords' XYBC and is regularly involved in organising and hosting events for young professionals in the Exeter area.
Relevant experience
- Local authority: Assisting on reviewing and collating complex title documents relating to a large-scale town centre redevelopment. Including negotiation of a conditional contract relating to access requirements and future regeneration of neighbouring land and resolving title issues.
- Property developers: Supporting the Lead Partner advising a consortium of property developers with the development documentation with the Duchy of Cornwall in relation to a 540 acre development in the Newquay Growth Area for 4,000 new homes including negotiation and completion of a new consortium agreement and advising on the acquisition of future phases together with infrastructure requirements.
- Local Authority: Acting for a local authority on its disposal of numerous sites with development potential via auction, including provisions for overage payable on grant of planning permission.
- Acting for local developer on the acquisition of a new site for the development of over 180 dwellings including advising on the diversion and release of easements relating a large gas main crossing the site and the subsequent disposal of over 30 affordable housing units.
- Private Landowner: Acting for landowner on the grant of an option for the sale of multiple phases including advising on the subsequent sale of the first phase for over £2 million with future phases of a similar value.
- National property developers: Acting for local and national developers on various acquisitions of predominantly residential development sites, including negotiation of conditional contracts, option agreements and overage requirements.
